What matters here

Flooring & Surfaces in a working building

Commercial flooring is chosen by traffic load, not by looks. The specification that matters most is the one most often value-engineered out of a bid: a residential-grade plank in a multi-tenant corridor will show wear inside a year, and replacing it costs more than specifying it properly did.
